The basic trend in decision-making by purchasers of new dwellings slowly turning


More than half of the buyers of new apartments are still recruited from the locality in which the development project situated directly. This long-term trend in the last year but quickly reversed. These and other interesting findings result from a long-term survey of purchasing behavior, carried out by leading Czech developer EKOSPOL.

In 2010, 2011 and 2012 is a long-term survey in 1078 EKOSPOL have participated respondents in this period actually bought at least one new apartment.

The trend is slowly turning, knowledge of the location is not so important

The question of whether the purchaser of the project site is well known, replied for the three years of the survey a total of 621 respondents positively (ie, less than 58%).This means that in the location in which the development project is located, either live or work there, or is it another reason often occur.

During 2012 but analysts noted EKOSPOL fairly significant turnover in this trend. While in 2010 and 2011, the proportion of buyers who know the area well, steadily between
60-62% in 2012, fell to just 53%.


"The obvious reason for changing customer preferences, the new offer very cheap housing, with whom we came in 2012. Low prices in Měcholupy and in Kyje we broke the psychological boundary of customers who are not looking for new apartments at their favorite location, but across the whole of Prague. If the difference is less pronounced in the localities, people would rather prefer a lower price and demand retreats to superlevných these locations, "explains Eugene Korec, CEO and Chairman of EKOSPOL.

 

Helped and purchases of investment

The "migration" of buyers in locations that do not know so well, also helped numerous purchases of new dwellings on the investment. The proportion of new homes purchased for investment is only in 2012 amounted to more than 24%. People who buy apartments for investment, monitor usually only two parameters - the final price of the apartment and the annual return in relation to cost.

When asked where the company offers EKOSPOL first learned, reported nearly three fifths of all respondents as a source of internet. Other sources of first contact with clients are more or less uniform. In second place was the personal references of friends and relatives (12%) followed by billboards (11%), especially in the vicinity of the project.

"Long-term, the 12 percent of all buyers first hear about us through personal recommendation. But when we ask all clients, whether at us finding out information and recommendations received, will respond positively as 26% of buyers. So even people who see us in the Internet us then reviewed. And that's good, "says Eugene Korec.
