Rents are becoming increasingly attractive. Banks that want to reverse

This decrease in interest mortgage loans up to a quarter last year was the peak of the current economic and financial crisis and rising interest rates of banks. Indeed, interest rates gradually climbed to more than 5 percent, sometimes even exceed the magic threshold of 6 percent.

At the same time banks have tightened conditions for the granting of mortgage loans and many families who would have a few months ago could easily take a new mortgage failed to meet adequate creditworthiness.

The result was an unprecedented strengthening of interest in rental housing. Since last year, rent is cheaper than a mortgage loan. For example, in Prague comes rent apartment 2 +1 in the settlement about 12 000, - CZK including fees. Mortgage on the whole price of the same size apartment, together with the charges came to EUR 15 000, - CZK, ie more than 3 000, - CZK more.

Each of these forms of living has its advantages and disadvantages. Repayment mortgage you pay very high interest in addition to the price of an apartment or house that will remain. On the contrary, you only pay rent to a foreign and a flat you will never belong. At lease you are not flexible. Flat basically anytime you can easily leave and move elsewhere. This apartment loaded with a mortgage loan is very difficult and costs associated with the transfer and acquisition of new flat are very high.

Also in the third. quarter of this year, the bank sought to set in motion the mortgage market, especially new marketing actions and the gradual decline of interest on mortgage loans. Interest rates for most banks to fall to pre-crisis level and break the 4 per cent. Despite this decline, however, are wary of clients and the acquisition of apartments and houses on the mortgage still waiting.The proof is the continuing decline in housing prices in major cities of the Czech Republic.
