EKOSPOL: Number of lager this year is rising again. Developers overdone it last year with the construction


At the end of the first half of this year registered developers in Prague in large development projects with 50 or more dwellings, total 2034 completed unsold apartments, called lagers. Their number exactly after a gradual decline again increased. This follows from the analysis of the leading Czech developers EKOSPOL that continuous monitoring of the market deals with the Prague developer for six years.

The decision to lower VAT rate increase from 10 to 14 percent, which occurred on 1 January this year, for developers with tens or hundreds of completed dwellings might seem like a blessing from above, which will help them finally get rid of unsaleable dwellings completed.But the buying spree similar to the real estate boom years did not take place and the one who bought the apartment, focused more on offering new and considerably less expensive residential projects.

Lagers even more will be added. The culprit is excessive construction

A typical lager? Apartment 2 + kk, Prague 4 in 2009

On the basis of various criteria can be relatively accurately characterize the typical developer lager. In terms of location will probably be located in an urban district of Prague 4, where most of completed unsold apartments - a total of 465th Prague 3 The following is a supply of 395 lagers and Prague 9 with 385 such apartments.
